Our experienced team of construction managers and installers know how to work with the production demands of food plants and make good manufacturing practices (GMP) and food safety a priority. 2040 Century Center Blvd., Irving TX

Developer, General Contractor
  • 170,000 sq. ft. Class A tilt wall construction for manufacturing and distribution including 18,500 sq. ft. office, 28 ft. clear, ESFR Sprinklers, 1.25 to 1,000 parking ratio, fenced outside storage, large truck yards
  • Three financially secure tenants each with a 10+ year NNN lease that have 2.5% annual rent increases
  • As the General Contractor, successfully completed this project in 10 months and 6% under budget
  • This project was unique in that sits adjacent to the Trinity River basin levee. The Corp of Engineers, Dallas County Utility Reclamation District (DCURD) and the City of Irving all had separate controls on the property, on the underground utilities, construction inspections and required individual but also coordinated permitting
  • The storm water had to be separately authorized by the Corp of Engineers to maintain the integrity of an older storm system. The documentation and permitting of the storm water utility construction package, drawings and CDs was extensive. This required a challenging coordination between these government entities and gave the developer/contractor a strong background of experience in both compliance and government permitting

  • 130,000 Sq. Ft. Class A, Single Story Facility built and expanded in three phases over 8 years
  • This project was unique in that we had to engineer, divert and convey a significant amount from the Southlake water plan through a retention channel in order to ultimately make the property viable
  • Rezoned and divided the land to allow for the storage use and worked with the three neighboring property owners for access easements and 1,000 feet of roadway construction
  • Exhaustively studied feasibility for site locations including population / spending demographics, traffic counts, demand & competitor studies

  • 205,000 sq. ft. Class A tilt wall construction, 32 ft. Clear, ESFR Sprinklers.
  • This 12 acre land site was designated as containing US Waters controlled by USACE.
  • PSG purchased the property, performed hydrology studies, stream assessments, and then applied under Nationwide Permit 39 PCN to relocate the US Waters tributary. We were approved by the USACE, purchased credits from the US Waters Mitigation Bank and recovered 4 acres to make this site more efficient for development.

Rockwall Harbor District – 176 Unit for Rent Project

  • 4 and 5 story wrap construction in Rockwall’s PD-32, with amazing lake views
  • Challenging zoning approved after aggregating a total of 3.59 acres from 6 different parcels, that were each individually owned and controlled.
  • After development this site will have a 1.2 acre outparcel for office development.
